Terms & Conditions

All content, services and the reservation site available are provided by the River Suites Hotel (hereinafter referred to as the “RiverSuites”). Site refers to RiverSuites and reservation system. The terms “Tenant,” “Guest,” “you,” “your guest(s)” and “booking group” refers to the users of this website and guests/tenants/clients of RiverSuites. The user hereby agrees to the terms and conditions below. If you do not agree to abide by the Terms, please do not make a reservation, use the Site or download content from the Site.

RESERVATIONS ARE NOT FULLY GUARANTEED: If for some unforeseeable circumstance, the property is not available or becomes unavailable or uninhabitable prior to or during your stay RiverSuites will substitute a comparable property or cancel the reservation. RiverSuites liability will be limited to the return of all monies paid on account at the time of cancellation.

***VERY IMPORTANT: Upon Check-in, the Guest is required to report any issues or problems with the property they have rented in order to avoid being charged for damages resulting from the past Guest and to help us with keeping the property in its best possible condition.

PAYMENT: An advance payment equal to 50% of the rental rate is required on receipt of confirmation of reservation. The advance payment will be applied toward the room rent. The BALANCE OF RENT will be charged to your credit card on the day of Check-out. Entry code WILL NOT be issued without consenting to this Terms and Condition Agreement.

OCCUPANCY: Guest understands and agrees that the Property shall be occupied by no more than the number of individuals (including children and infants) indicated in the Rental Summary on the Rental Listing. PLEASE BE RESPECTFUL AND CONSIDERATE of the property and the neighbors in the other properties, especially after 10:00 PM. Loud parties, Noise or Any other disturbances will not be tolerated and deemed grounds for immediate eviction with no refunds.

NO SMOKING: Please NO SMOKING in the property! A $250.00 Deep Clean charge will be assessed to the Guest if RiverSuites determines smoking has taken place in the property.

PETS: No pets are allowed in the property. If pets are discovered, Guest will be evicted immediately and entire rent cost will be forfeited. A $250.00 Deep Clean charge will be assessed and charged to the Guest’s bill as well as charges for any and all Pet damages.

CHECK-IN POLICIES: Check-in time is 3:00 PM. Early check-in is allowed only with prior written approval obtained via email, at least 24 hours prior to scheduled check-in date and time. Property must be cleaned and ready for occupancy prior to check-in. Entry code and details will be emailed 24 hours prior to scheduled check-in.

CHECK-OUT/CLEANING PROCEDURES: Check-out time is 12:00 PM. If a Guest needs a late check-out, PRIOR APPROVAL IS REQUIRED and must be obtained by at least 24 hours prior to scheduled check-out date and time. A $20 fee will be charged for each additional hour past the required check-out time, whereas any elapse of time constitutes an hour. Each property will be inspected, sanitized and cleaned prior to Guest’s arrival and after departure. GUEST IS REQUIRED to leave the property in the same general condition as it was at Check-In. Specific and/or additional cleaning procedures are in the Property Information Binder in the unit. If additional cleaning is required, appropriate charges will be charged to the Guest’s credit card at a rate of $25 per hour. All dirty dishes must be loaded in dishwasher and started prior to leaving, or a $20 penalty will be charged to the Guest’s credit card. Please lock unit upon leaving.

CANCELLATION POLICIES: The reservation down payment, 50% of the entire rental rate, is required with each reservation request made by the Guest. The Cancelation Fee is 10% of the entire rental rate. There are no refunds for early departures, delayed arrivals, inclement weather or reduction in the number of nights reserved for any reason.

CANCELLATION: RiverSuites requires any cancellation to be submitted in writing via e-mail to ehelene@bellsouth.net with receipt request. Cancellation Policy will apply to all reservations made with RiverSuites. The day of receipt of the cancellation request will apply as effective date for the cancellation policy to take effect. 

Cancellation 48 hours or more before scheduled check-in time: RiverSuites will refund 100% of the sums paid, less a Cancellation Fee. The Cancelation Fee is 10% of the entire rental rate. 

Cancellation within 48 hours of scheduled check-in time: RiverSuites will apply no cancellation fee, however the reservation down payment will be withheld in full, and is non-refundable. 

Change of dates is not considered a cancellation when requested 48 hours or more prior to arrival. Change of dates is subject to availability. A request for date change may only be accepted when done in writing to ehelene@bellsouth.net and will only take effect when confirmed to the Guest by RiverSuites. In order to reschedule the Guest’s stay for a future arrival date, the new dates chosen by the Guest must be confirmed by RiverSuites in writing (email) 48 hours or more prior to the original arrival date. The new dates chosen by the Guest must be within one year of the original arrival date. Change of date fee may apply and seasonal rate will apply accordingly.

The Guest may also request via email to shorten the length of their stay if requested 48 hours or more prior to their scheduled check-in time. RiverSuites will automatically update the charges on the Guest’s file in order to update the remaining balance payment amount. If the request is sent within 48 hours of arrival, the final payment will remain the same regardless of changes. Changes requested will only take effect when confirmed in writing by RiverSuites and are subject to availability. 

TERMINATION: The Guest shall vacate the premises no later than the Check-out time and date. If Guest or any member of Guest’s party or visitors violates the terms of these terms and conditions, RiverSuites may terminate this Rental Agreement with no refunds. RiverSuites has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Guest agrees that conduct that disturbs or offends other Guests or residents shall be deemed grounds for immediate termination. Should the Guest or any member of Guest’s party or visitors violate any of the terms of this agreement, or use the unit for any illegal or unlawful purpose, or use the common areas in a manner contrary to the provisions of the rental agreement, or the rules of the Homeowners Association, the rental period shall be terminated immediately with no refund. RiverSuites may enter the premises and remove Guest, the members of Guest’s party and their belongings. Guest is notified that all individuals occupying the Unit will be subject to immediate eviction procedures under State law. IF LAW ENFORCEMENT IS DISPATCHED TO PROPERTY DUE TO ANY ILLEGAL ACTIVITY OR DISTURBANCES EMANATING FROM THE PREMISES OR GROUNDS, THERE WILL BE A MINIMUM $250 CHARGE TO GUEST’S CREDIT CARD, AND SUCH AN OCCURRENCE WILL BE CONSIDERED GROUNDS FOR IMMEDIATE EVICTION.

CHANGES TO THE TERMS: RiverSuites reserves the right, in its sole discretion, to change, modify, add or remove any portion of the Terms in whole or in part, at any time. Changes in the Terms will be effective when notice of such change is posted on the terms and conditions section of the RiverSuites Website, HYPERLINK "http://www.riversuitesnc.com/" http://www.riversuitesnc.com.

EXTRA CHARGES OR DAMAGE TO THE PROPERTY: The Guest authorizes RiverSuites to charge the same credit card to reimburse RiverSuites or property owner for any damage or extra expenses, incurred by the Guest. Guest authorizes RiverSuites to charge their credit card if any of the following conditions occur:

  • If damage is done to Property or its contents.
  • Expenses are incurred due to pets and/or smoking.
  • Guest fails to remove all debris and rubbish into receptacle, and fails to place all soiled dishes in the dishwasher and cleaned.
  • If any contents or linens/towels are lost or stolen.

WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing by RiverSuites or Owner in advance.

ELECTRONIC TRANSMISSION: The Guest agrees that if they book on-line and accept the terms of the agreement on-line, it is the same as signing a copy of this agreement.

CONTRACT: This contract constitutes an agreement between the Guest and RiverSuites as agent, to rent the premises described in this agreement. The conditions, limitations and restrictions printed below and on the reverse are included as part of this agreement. Agent shall conduct all brokerage activities in regard to this agreement without respect to the race, color, religion, sex, national origin, handicap or familial status of any party or prospective party to this agreement.

GOVERNING LAW: This Agreement shall be construed and enforced in accordance with the laws of the State of North Carolina. If any party sues another party in a suit under or relating to this Agreement, the party bringing the suit shall do so in the courts of the State of North Carolina. The Guest agrees and submits itself to the exclusive jurisdiction of the federal and state courts of North Carolina, in order to resolve any disputes or controversies arising out of this agreement.

SEVERABILITY OF AGREEMENT: If any provision of this Agreement is adjudged by a court of competent jurisdiction to be void or unenforceable, such determination will have no affect on any other provision of this Agreement, or the validity or enforceability of this Agreement.

DAMAGES, LIABILITIES, INSURANCES: Any expenses incurred by damage or theft found by RiverSuites upon the departure of the Guest will be directly collected from the Guest and charged to the credit card(s) on file for the reservation. The Guest is responsible for any damage to the property or items within or placed upon the property during their stay. The expense to repair or replace such items will be charged to the Guest directly by RiverSuites. It is understood by all parties that excessive damage is considered malicious. Malicious damage and theft will be reported to authorities without exception. The Guest will be held responsible for any additional expenses resulting from malicious damages and/or theft, and will be subject to the terms and conditions of the management company involved. The Guest agrees and accepts liability for damages and/or theft caused by the Guest, any member of the Guest’s party or vistors and agree the charges made to the credit card provided by the Guest, will not be disputed.  Additionally, the Guest authorizes RiverSuites and the management company of the vacation property reserved for your stay, to charge the credit card on file with any additional damage payments.
